Our July Remodel of the Month features a ranch-style waterfront home that was expanded with a major second-floor addition and extensive first-floor renovations. The homeowners wanted to enhance the flow and expand the living areas in their kitchen and great room, while also creating additional comfortable accommodations for visiting family and friends. 

To achieve this, an underutilized den on the first floor was removed, allowing for a more expansive great room and space for a new half bath and laundry room. The kitchen received significant updates, focusing on increased storage and seating. The new second-floor addition now provides private and comfortable spaces for guests. All resulting in a contemporary and refreshed home that offers improved organization, an open layout, and a more relaxing and enjoyable experience for the entire family.

Details of Addition and Renovation

Demolition Work

• Excavation for new foundation walls
• Removal of roof, overhangs, and trusses to accommodate the second-floor addition
• Den window and siding removal as per plan
• All kitchen cabinetry and drop soffits removed
• All flooring and baseboards removed in the kitchen, great room, hallway, bathroom, existing den, and master bedroom
• Complete demolition of the first-floor hallway bathroom and laundry room, including interior walls
• Fireplace, cabinetry, and wall removed as per plan

Second-Floor Addition

• Construction of the second floor according to plan, including:
  • Framing, walls, and windows
  • Plaster, all trim, HVAC, plumbing, electrical, and roofing
• The new addition features:
  • A spacious den with ample office space and expansive windows offering water views
  • A bedroom
  • A bonus room
  • A full bathroom with a walk-in shower, a custom oak vanity with dual sinks and quartz countertops, and Luxury Vinyl Plank flooring
• Carpeting in all other areas of the second floor

First-Floor Renovations

• Construction of a new staircase to the second-floor addition, located where the original bathroom and laundry room existed
• New half bath and laundry room constructed
• The kitchen features:
  • All-new custom-built oak cabinetry with a flat panel door style and smart-storage solutions
  • A new peninsula with an extended snack counter and a beverage refrigerator
  • A tall pantry cabinet with roll-out shelves
  • An under-mount sink and granite countertops
• The great room fireplace has a Cultured Stone face and a box mantle, flanked by custom-built oak cabinetry
• Luxury Vinyl Plank flooring installed throughout the first floor
• Vinyl siding in Spruce color to match the existing exterior
